It can communicate with Lightning4 and X10 protocol. Below you can see the logs from RFXmng.
Basically upper button sends Arm Away. Lower button sends Arm Home and is wired with water leakage sensor. So it is the same if you press lower button or shorten the wired sensor (simulates water leakage).
This sensor has also magnetic switch (like door sensors) and it sends the same signal as upper button.
When X10 protocol is enabled i can see the battery level but upper button always sends low voltage.
So basically this is it and it will help someone.

Hooked it up to the rfx manager and enabled lightning 4. It seems to be working. The IR sensor is working good. The doorbell is a bit of a hit and miss.
