The Zigbee specs describe EZ Mode Finding & Binding. There is also the related ZLL Touchlink

In general, if somebody binds an initiator (e.g. switch) to a target (e.g. bulb) will the bulb still be available to the Zigate as well, or can it only be controlled by the switch now?
is it possible for a device such as a humidity sensor to be integrated with a smart socket/relay for a bathroom fan using the finding & binding mechanism or does this type of integration normally have to be scripted through Domoticz?
Will devices integrated with finding & binding or touchlink still work when the Domoticz process is stopped but the Zigate still has power?

I haven't read your article, but from I know, direct connexion is only possible if devices have same cluster. So switch/bulb ok, but not Humidity sensor/socket.
And yes with this feature, devices can works without gateway/domoticz.

If the Humidity sensor has a programmable humidity threshold and an On/Off switch cluster linked to the threshold, would that work? This would be like the On/Off switch cluster in a motion sensor, but triggered by humidity rather than motion.
Do any Zigbee humidity sensors have that type of logic built-in already?
Are any of them hackable to work that way?
Maybe one of the programmable XBee modules or something similar can be coupled with a humidity probe to create a sensor like this, capable of controlling the fan even when the Zigate or other controller is offline.

Not to my knowledge, I know some people who have tried with too the door sensor, same problem, no usables clusters.
Yes, you can create your own zigbee sensor DIY (and with clusters you want), but I haven't see tutorial for that yet.
But I have forget this idea, not usefull for me, my gateway/domoticz is never disconnected, an if I have problem (missing zigbee will not be my only problem), I can wait some hours, time to make a new clean system with backup.

For a bathroom fan in your own home, you might tolerate that for a few days or weeks, you can switch it on and off manually or just open the window.
If you are a landlord or you rent the house/apartment through AirBNB and your tenants use the shower without the fan for weeks or months, it might damage the walls and you have to pay for new paint.
Consider another example: if you are installing an infra-red panel heater, you want to provide heat when the room is both occupied and cold. Your guests/tenants are going to be uncomfortable if the heater doesn't switch on at the right times. If it doesn't switch off at the right time, you are going to waste energy and maybe damage the heating panel. In this situation, it is quite important for the sensors to integrate with the smart socket for the heater whether or not the Zigate/Zigbee coordinator is online.

So why are choosing a solution with server ? Even with direct connection, it's radio technologie, not the more reliable.
Take directly sensor connected to heater with wire, or at least independent system at the base, without server.
For me the solution don't correspond to the need, it's like users that take zigbee gateway with only sensors.
