Simple Newb Setup - Recommendations and Suggestions

I'm looking to build a simple Domoticz Server and wanted some feedback or suggestions.

I'm looking to monitor a water/moisture sensor that will send an e-mail on activation. I played with Domoticz for Windows and I feel like I understand what I need to do so now I'm compiling a list to purchase a stand-alone version.

My parts (not yet ordered):

Aeon Labs ZW090 Z Stick - $41.95
Raspberry Pi 3 Model B - $37.79
Pi 3 case - $7.90
CanaKit Power Supply - $9.99
16GB Class 10 microSD - $6.99

Total - $105

Am I missing anything? Anything you would prune down (or upgrade)?

Can anyone recommend a cheap water/flood sensor? The everspring ST812 flood detector and Fibaro FGFS101 are over $50 and they are the only ones listed on the compatibility chart. Would it be hard to get the Aeon Labs DSB45 working?

To note: I'm building this for a friends christmas gift. I'm looking for a plug and play solution for him, setup for me is fine, but nothing that goes on the cloud. Looking to use an e-mail server to send text messages. I have a SmartThings Hub I will replace after the holidays, hoping to get a good understanding of Domoticz after this project.

I bought what I listed.

Went with the Aeon Labs DSB45 to save some cash and hope for the best.

The only hiccup I encountered was the Z-Stick not adding nodes. I would press the add node button and the stick LED would go from blue to red. I thought it was a dead battery that needed to be charged. After overnight charging, it did the same thing. It required a factory reset then it worked perfectly.

The DSB45 reports both battery level and alarm conditions. Exactly what I wanted.

I also tried Home Assistant and OpenHAB, definitely prefer Domoticz with it's ease of use and small footprint.
